This booklet gives the essential facts necessary to start in the buy to let business. It covers most topics including choosing and buying a property, working out the financial aspects,letting agents and the most common problems encountered. The first section is good on returns for various property types, amount of personal involvement you are prepared for and the way various types effect income and expenditure. Each section of the book is followed by a case history chosen to reinforce the guidelines given in the previous notes. Location, a vital factor in being able to rent out easily is covered well but perhaps more emphasis could be placed on this important subject.The relevant facts are given but may be a little more priority could be attached to them. The section on likely income and out goings is neat and to the point.Next comes risk reduction which is well explained in an easy to understand form. Possible mortgage systems follow. The middle section of the book covers letting agents and taxation succinctly. The book ends with common pitfalls and a miscellany of tips which are very helpful,if a little random. All in all an excellent little book for the price but a weightier tome would be advisable if actually going into this business.

Short and sweet pocket book on buying property to let

If this book was written to illustrate the main advantages and pit falls of buy to let then it has suceeded. The concept of buying a property in order to let it for profit is one many of us have entertained. Most reasonably financially aware people would be able to write much of this short work without any experience. However the book does clearly list some of the more obvious problems in this business. Unfortunately buying property is so dependant on the location of that property, no book can give a s good advice as an estate or letting agent based near the property. Basically this publication is a good start for you if you havnt decided if the business is for you. If you decide to proceed either get prfessional advice or read The Which Guide to Renting and Letting.

It covers all the basics and stimulates the desire for further reading. This book is ideal for those at the beginning of their research into this area. It does not go into specific detail but provides recommendations on other points of contact. The case studies give a practical element to the theory and explain it well. A good book to start with.
